The Challenge

Like many agents starting out, he found self-promotion to be a challenge. “I was a bit lost as to what would work and what would attract the right attention, what would be the best value,” he said. Early efforts relied heavily on door knocking and letterbox drops - useful, but not enough to establish a consistent presence in the community.

Discovering Notice Board Systems

While shopping at the Yandina IGA, he noticed a community notice board featuring a real estate agency that wasn’t even local to the area. That sparked an idea. “If they can put a sign up here and they’re not even prevalent in the area, then surely I can find some benefit too,” he said.

That was the beginning of his relationship with Notice Board Systems. He recognised the value of a permanent, visible fixture in a location with high foot traffic, without the high costs of billboards.

“The boards are always positioned in such a way that gets really good foot traffic, and it’s just easily noticeable - which I find works better.”

The Results

Since beginning to advertise on the community notice board, he’s seen strong results - climbing to the number 1 agent on realestate.com.au in Yandina!

He credits this to a consistent presence in key local spots. “Local area marketing is a puzzle, and all the pieces come together to make sure that I’m front of mind for everybody,” he explained. “I definitely think that the sign I’ve got at the Yandina IGA and the Friendly Grocer at Nambour Heights are a key part of that.”

Scott's Advice for Advertisers

The key, he says, is consistency and variety. “It doesn’t cost much to change it up a little bit, and if you do that every three to six months, just to keep it fresh, it will draw extra attention,” he said. He plans to change his current advert - which features a simple call to action - to something more personal, like a photo of him with his daughter (see below). “Try something generic, try something informative, try something fun and silly. Change it up every now and again.”

Final Thoughts

For this agent, success didn’t come from a single channel - it came from being present, consistent, and strategic across multiple touchpoints. “If you can be seen in three different locations in a single day, even if it’s just in peripheral vision, it’s a subliminal reinforcement in people’s minds that you exist.”
